The standard housing lease and progress report have been updated to reflect changes in the right to rent accommodation from March 23, 2020 and changes to the Regulation Improvement Act 2020. The reason is that each lease must include standard terms that cannot be changed or removed and certain conditions that should not be included in an agreement. Among the conditions that cannot be added to an agreement are: a management agency agreement usually contains a notice clause if one of the parties wishes to terminate the agreement. The loan is repaid at the end of the lease, unless there is a reason for the lessor to assert a right. When a fixed-term contract ends and no new contracts are signed, a tenant automatically moves on to a periodic agreement (also known as a continuous agreement). A periodic or continuous agreement does not have a specific end date. Before signing a rental agreement, a landlord or broker must tell the tenant if the property is successful, the landlord or real estate agent will inform the potential tenant and take steps to sign a rental agreement.
